Gas leak repairs and gas runs
Do you smell gas?
If you think you have a gas leak, you need to turn off your gas supply at the meter.
Find your emergency control valve. In newer houses, the emergency control valve is normally outside with the gas meter - in a meter box. If it's not there, try looking under the stairs, beneath the kitchen sink or in the garage.
Turn the handle so the lever is at 90 degrees to the upright gas pipe.
Next steps
Open all your doors and windows to let the gas out and some fresh air in. Don't switch anything electrical on or off. Put out all naked flames. Don't smoke, strike matches or do anything which could make the gas catch fire. If you have any electrical security entry phones or locks, don't use them. Open your doors manually. Immediately call 0800 111 999.
However all of the above is in case of an emergency so you know what to do if an event like this took place.

Issues such as carbon monoxide poisoning can be fatal but many people are not aware of the warning signs, particularly older people, who may put flu-like symptoms or simply feeling drowsy down to old age.
Symptoms of carbon monoxide poisoning include: Nausea Light-headedness Headaches Shortness of breath Dizziness Sleepiness
If your carbon monoxide alarm sounds or you suspect a leak: Stop using all appliances, switch them off, and open doors and windows to ventilate the property Evacuate the property immediately; stay calm and avoid raising your heart rate Call the Gas Emergency number on 0800 111 999 to report the incident, or the Health and Safety Executive (HSE) Gas Safety Advice Line on 0800 300 363 Don't go back into the property; wait for advice from the emergency services Seek immediate medical help; you may not realise you've been affected by the carbon monoxide and going outside into fresh air won't treat any exposure by itself.
However all of the above is in case of an emergency. Here at H3GS LTD, we can help by preventing such an event from happening by installing your CO alarms. We can also carry our check and test all of your alarms to make sure they are within valid dates and operational.
Landlord Gas Safety Checks
As a landlord, there are a whole host of responsibilities you’ll need to take into consideration, including the health and safety of the tenants living in your home.
As a landlord, you’re responsible for making repairs and maintaining boilers, stoves, gas fires and gas ovens/hobs installed in your property and ensuring all work on these appliances is carried out by a Gas Safe registered heating engineer. All Of our engineers at H3GS Heating are Gas Safe registered and are therefore authorised to carry out any gas-related repairs, servicing and new installations in rental properties.
Your tenants also have a number of obligations that they must keep to whilst living in your home, including ensuring the gas appliances installed in your home are well looked after.
Under the Gas Safety Regulation of 1998, all landlords are also obliged to obtain a Gas Safety Certificate annually covering all pipework, gas appliances and flues installed at their rental property. Gas Safety Certificates are formal records of all gas appliances installed in a home and provide details of any safety defects noted. It also provides confirmation of the operational safety checks carried out on gas appliances and the associated results.
If you use a letting agent to manage your property, it’s important to contractually outline who’s responsible for maintaining the gas appliances as commonly, but not always, letting agencies will have existing contracts with heating contractors to carry out scheduled gas servicing and repair work.
As a landlord, you’re also obliged to keep a copy of your Gas Safety record for a period of two years and ensure tenants are also provided with a copy. This also applies to new tenants moving into your property whereby Gas Safety Certificates were obtained prior to their tenancy commencement.

Does your system need to be flushed out?
Is there a blockage within the boiler heat exchanger or throughout the radiators and pipework?
If your heating only partially gets warm and not coming on at all. This could be an indication of a blockage somewhere within the system.
Does your Hot Water keep on getting hot and cold? This is also an indication of a possible blockage within the heat exchanger.
